Managing the use of open spaces and stormwater management areas

1. All stormwater ponds are intentionally maintained as wildlife habitats, following the recommendations by Delaware’s Department of Natural Resources and Environmental Control (DNREC). Please be advised that snakes, snapping turtles, geese, and ticks are some of the native wildlife that can be found in and around these habitats. Please use caution when nearby.
2. Due to the potential dangers, all residents and their guests are to keep out-of, and off-of, the water. This mean no swimming in the ponds or ice skating.
3. No permanent structure (that is, something built or installed that is designed to stand in one place longer than a temporary basis) may be erected by a Member, resident, or their guests.
4. No motor vehicles of any kind are allowed to be used on these spaces without prior Board approval.
5 No open flames are allowed anywhere within these areas.
6. Please be cautious if you visit the woods along the perimeter of our community. As it is an unmaintained area, you may encounter rough terrain, dangerous plants, and wild animals. Please be aware hunting occurs regularly on the farms adjacent to our community as well.
7. Private social functions, such as weddings, birthdays, graduations, etc., in these areas cannot be held without increased risk of injury, damage to the grounds, and/or creating an imposition to other homeowners, specifically with noise disturbance and congested roads due to guest parking. At this time, only Board approved functions may be held in these spaces. If you have a community-specific event you'd like to host for our neighbors, please reach out to the Board and we can add it to our event calendar.
